Genesis Healthcare – Victoria Manor (Cape May, NJ)
Genesis Healthcare purchased the Victoria Manor Nursing Home, in Cape May NJ, after it was condemned in 2007. The original building was built in 1987 but had a structural failure of the wood frame roof system. After purchasing the property, Genesis brought Delran Builders in to evaluate and help them develop a plan of attack, in conjunction with H.W. Hilles (project architect) to restore the 45,000 sq. ft. facility to a functioning healthcare operation.
The plan of attack was to keep the foundations and walls, salvage anything else possible and replace everything else. Genesis had an aggressive eight month schedule for the project. The most challenging part of the project was the removal of the failed roof truss system and implementation of the new truss system while avoiding unnecessary damage to the interior of the structure. This work was completed in phases so as to prevent unnecessary exposure to the remaining structure for any length of time.
Once this was accomplished, a complete interior renovation, including new MEP systems, flooring, drywall and finishes was undertaken. Throughout this interiors work the architect and owner were constantly redesigning the space to get the maximum value out of the building. Delran was required to adapt quickly to these changes and provide quick cost estimates and value engineering to make things work while still staying within the original construction schedule.
